CMG: HOA Fees & Closing Information
The Springs HOA dues are the primary income for the community. Expenses, like road maintenance, landscaping, pier repair, Clubhouse maintenance, and more, benefit from the dues.
Annual assessment dues are $1,420, beginning January 1, 2026
Cedar Management Group bills these quarterly at $355 per quarter to the mailing address on file.
Assessments are due January 1, April 1, July 1 and October 1. You always have the option of paying the annual dues amount in January, which reduces mailing costs for you; however there is no actual cost benefit to you to pay in full.
Who is Cedar Management Group?
Cedar Management Group is a full-service accredited association management company (AAMC) based in Charlotte, NC, and delivers its individualized service to The Springs Homeowners Association through a highly educated, experienced, and caring, professional community manager. This group helps offset some services that the HOA Board of Directors cannot handle, including, but not limited to Annual HOA Dues Billing & Collection, Accounting Services for Taxes, Property Transfer Fees Management, and Board of Director Elections Oversight.

Log into the website and click the green “Make a Payment” to the right of your Account Balance.
What you need to know when closing on a property.
Property Transfer Fees:
Cedar Management charges $87.50 for a seller’s Closing Statement and $87.50 for a new owner account setup fee.
Closing attorneys:
For a Closing Statement, Cedar Management utilizes CondoCerts. If you need help in obtaining closing documents, contact CondoCerts Customer Support: (800) 310-6552.
Here’s how to get started with CondoCerts:
- Visit the site: mycmg.condocerts.com
- Navigate through the registration links.
- Note down the user ID and password you’ve selected.
- Await a confirmation from CondoCerts to validate your details and kickstart your account.
Once your account is up and running, here’s how to purchase the necessary documents:
- Head over to mycmg.condocerts.com
- Hit the “sign in” option.
- Association Search – Springs at High Rock Lake Homeowner Association, Inc
- Enter the Unit Address.
- Note: for our association, when prompted “IS THIS ORDER FOR A NEW HOME SALE?”, select ANSWER: “No, this is an existing home resale transaction” in order to get the proper Closing Statement pricing.
- You’ll be directed to a page where you can pick the product you’re after.
